FACILITY

  • Apply E.I.P. Program to all operating systems
  • Create individualized preventative maintenance schedule for each property
  • Oversee, train, and hire (if applicable) proper engineering staff
  • Oversee vendors who perform service on property
  • Vendor contract negotiations
  • Construction management of all capital and all tenant improvements
  • Executive Management will tour property monthly and provide a Property Condition Report to property owner, manager, and asset manager to ensure the E.I.P. Program is being fully utilized

 

ASSET MANAGEMENT

  • Manager available 24 hours a day
  • Hands-on — responsible for all aspects of property
  • Oversee T.I.
  • Leasing — marketing, qualifying, and touring
  • Utilize E.I.P. Program
  • Asset and property managers will work closely with property owner in setting a proper, controlled budget for each asset in order to insure that each property achieves the returns expected
  • Full-time property manager will office on site (if applicable)

 

MAINTENANCE

  • Implementation of E.I.P. Program

  • Analyze efficiency of operating systems weekly

  • Website for each asset and maintenance reports with a secure login on the Fortuno Management corporate site
  • Analyze effectiveness of E.I.P Program and adjust accordingly
  • Online summary page of all assets, financials, and expenses
  • Monthly progress reports
  • Accounts receivable and payable
  • Banking

 

LEASING

  • Personal tours by property manager
  • Documents and negotiations
  • Marketing — print and internet
  • Qualify tenants — credit check, DMV search, and income verification
